Casa Roca or (rock house) is a three bedroom, three bathroom oceanfront villa with a
charming guest house in front. Casa Roca is located on a quiet, oceanfront cul de sac
in the exclusive gated community of Puerto Aventuras.
Puerto Aventuras is the perfect base for your Riviera Maya vacation and Casa Roca is
a comfortable, private place from which to do so. Relax in a hammock on the back
terrace as the Caribbean breeze washes over you and your mind drifts……
Casa Roca was the first house built in Puerto Aventuras, it was here before PA existed!
The house has a Mexican Caribbean Flavor it is decorated in creams and blues with
colorful handicrafts and hand made tile works and murals painted by a local artist.
The master bedroom has a an ocean view and a king-size bed, there is a beautiful
shade of blue tile on the bedside tables, cream and blues are predominate in this
room and there is a roomy terrace from which to view the stars. The master bath has
beautiful handmade tiles and a master shower with dual shower heads and a bench
for relaxation.
The studio also has an ocean view and a choice between two twins or king-size bed.
The décor is all blues and whites, the bathroom also has cool tiles, the white tiles are
white off set with blue tiles that look like stained glass.
The Pueblo room has an offset ocean view, with a queen size bed and a mural of a
Pueblo scene (balloon vendor & a little girl). The room is done in creams, terra-cotta
and yellow…...
The Bungalow or guest house has a small sitting area, a small kitchenette w/coffee
maker and micro-wave. The Bungalow has an African theme, the whole house is
painted as a safari tent, the bedroom has the curtains pulled back to reveal a giraffe
grazing the treetop outside and the small living area overlooks a panorama of
elephants in the distance.

Through a trust(fideicomiso)the only legal instrument and the most advantageous available,foreigners can acquire land in Mexico for residential or touristic purposes, having the samerights and obligations that a full ownership property gives.
In Mexico, a Trust Institution is that banking institution which is authorized to open fiduciary accounts and conduct trust operations. The Trustee (bank institution) holds legal title to the real estate property during the term of the trust.
In the trust deed, the present owner of the land would appear as the settler or trustor (fideicomitente) and would thereby deliver title of the real estate to the trustee (you)who would hold the property during the life of the trust, 50 years.
As the Trust Beneficiary, you will have the use and possession of the property, that is, you also have the capacity to instruct the Trustee on mortgaging the real estate, renting , selling,or transferring .
According to article 13 of this Law,; the Foreign Affairs Ministry shall allow the renewal of trusts over the restricted zones upon expiration of their term (up to 50 years)

- 8 persons maximum. No additional guest occupancy (children over 1 year of
age are considered in the head count). - All prices in US dollars and subject to change without notice.
- One night required as a security/damage deposit.
- The rental occupancy is limited to the persons indicated on your
confirmation. Exceeding this limit is a direct violation of our rental agreement
and will result in a forfeit of the security deposit and may cause us to ask you
to vacate.
